OUR POLICIES
MAKING A RESERVATION
- You must be of legal age to make this reservation and agreement (25).
- You are the sole point of contact for this reservation.
- You agree that all information is true and accurate.
- You agree to pay for all services, fees, and taxes.
- You agree that you verified the accuracy of your arrival and departure dates.
- You agree to the cancellation and liability policy.
- Upon making a reservation you will be charged a $100.00 NON–REFUNDABLE BOOKING DEPOSIT that is applied to your balance.
- Final payment is due within 30 days of arrival.
- If your arrival date is within 30 days of the date you make your reservation, full payment is due at the time of booking
CANCELLING, RESCHEDULING, CHANGING RESERVATIONS
- Your booking deposit is non–refundable.
- Additions, changes or cancellations must be in writing via email to reservations@texashillcountryreservations.com.
- Any change to a reservation is considered a cancellation and may be subject to cancellation policies.
- Any change to your reservation will incur a $25.00 change fee.
- You are welcome to add guests, pets, and additional nights subject to property rules and capacity and payment of any additional charges.
- Any reduction in the length of stay, number of guests or pets, within 30 days of arrival is non–refundable.
- Failure to locate the property, appearance of the property, and access to the property, are not grounds for refund or cancellation.
- Within 30 days of arrival the reservation is non refundable unless we can get the property re –booked.
- If we can re –book the property for the dates originally reserved, All Wimberley Lodging will refund the amount of the reservation less the booking deposit.
- Within 30 days of arrival you may not switch properties unless we can re–book the original property.
- Within 30 days of arrival you may not change reservation dates or term of reservation unless we can re–book the original dates.
There are no refunds due to shortened stays or ruined expectations because of weather conditions.
Specialty packages are non–refundable if cancelled within 48 hours of arrival. Massages are non–refundable if cancelled within 7 days of arrival.
CANCELLATIONS WITHIN 24 HOURS OF ARRIVAL ARE 100% NON-REFUNDABLE.
INCREMENTAL PAYMENTS AND CHANGING CARDS
- Should you need to make multiple payments for your reservation, we are happy to do so. There is a $5.00 charge for each additional payment.
- If using multiple credit cards, there is a $5.00 charge for each additional card.
- Should you request that we change credit cards after a charge has been processed, a 5% fee is charged to credit one card and process payment to another.
Once your booking deposit is processed you are confirmed and all cancellation policies are in effect.
TRAVEL INSURANCE
No refunds will be given for inclement weather, road conditions, change of circumstance, death, or illness.
Travel Insurance is offered through iTravelInsured up to 24 hours prior to arrival. All Wimberley Lodging recommends Tenant purchase trip insurance if there are concerns about loss of job, sick kids, named storms or the potential of a death in the family. Information about iTravelInsured can be found at https://lodgix.pablow.io/Company/FAQ.
Any travel insurance regardless of where purchased is an agreement between you and your insurance company and All Wimberley Lodging is not responsible for the terms of that agreement, filing of claims, or proof of loss.
CHECK IN – 4PM-10PM.
CHECK OUT – 11AM or earlier.
A charge equal to one half night stay will be charged for late check out or early check in requests (if they can be accommodated).
If you plan to arrive after 10PM, it is the responsibility of the renter to notify our office at least 24 hours prior to your scheduled arrival to make alternate plans for checkin. Failure to notify All Wimberley Lodging of arrival after 10 PM is not grounds for cancellation, or refund.
KEY RETURN
Keys must be returned to the All Wimberley Lodging office. Failure to return keys by 11AM will incur a $25.00 fee.
For those properties that request Tenants go directly to a property please be sure to leave the key according to the instructions provided by the Property Owner.
INSPECTION
The Property Owner has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should Tenant violate any of the terms of this agreement, the rental period is immediately terminated without refund. Tenant waives all rights should they violate the terms of this Rental Agreement or fail to vacate the premises upon termination of the rental.
SMOKING
There is no smoking inside any property. Some properties allow smoking outside the property. Check the website to determine if smoking is permitted.
If you or anyone with you smokes in a non–smoking home your credit card will be charged $500.
All smoking waste must be placed in appropriate refuse bins. Cigar or cigarette butts or discarded smoking waste left outside is subject to an additional cleaning fee.
PETS
No animals or pets of any kind will be brought onto the premises without prior arrangement and payment of appropriate pet fees. If pets are brought to a non pet house, or more pets than are listed in the Rental Agreement, the rental period shall be immediately terminated and you will be asked to leave without refund.
Pet-friendly properties requires pets to be crated when unattended.
Unregistered pets will be charged at twice the applicable rate. A $500 charge will be levied if pets are brought onto a property that does not permit pets.
You are responsible for cleaning up after your pets. Any damage caused by a pet, of pet waste found either inside or outside the property, is subject to an additional cleaning fee.
SERVICE ANIMALS
Please notify All Wimberley Lodging at the time of booking if a service animal will be present during your stay so we can ensure no dog dander remains for those guests who may have allergies.
Tenant is responsible for cleaning up after service animals. Any damage caused by a service animal, or animal waste found either inside or outside the property, is subject to an additional cleaning fee.
TENANTS
Property Owner asks you to stay within the number of Guests listed on your Rental Agreement. They have the right to check the homes for the number of Guests. If Property Owner finds more than registered your credit card will be charged at twice the applicable per person rate for the full length of your stay.
HOT TUBS
Please follow the rules posted by the property owner for hot tub use.
Please leave the cover on the hot tub when not in use. Do not wear oils, makeup, or lotions while using the hot tub.
Failure to follows Property Owner’s rules will result in a $75.00 cleaning fee.
Neither Property Owner nor All Wimberley Lodging are responsible for rashes or skin irritations.
FIREWORKS AND OUTDOOR FIRES
Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
Tenant agrees not to start any outdoor fires, unless the property rented has a designated fire pit supplied by the property owner.
BBQ pits if provided are to be use for cooking food only.
The City of Wimberley (and Hays County) has specific laws relating to the burning of refuse, camp fires, etc. and Tenant agrees not to start any such fires.
Absolutely no outdoor fires during a burn ban.
PARTIES AND WEDDINGS
You agree that there will be no parties or weddings without prior written consent of the Property Owner.
CLEAN UP
Tenant shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Tenant shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Property Owner as being immediately habitable by the next Tenant. Tenant shall pay for maintenance and repairs should the premises be left in a lesser condition. Tenant agrees that the Property Owner shall deduct costs of said services from the security deposit prior to refund if Tenant or Tenant’s Guests cause damage to the premises or its furnishings or charge the credit card on file should Tenant’s deposit not cover damages.
GIFT CERTIFICATES
Gift certificates are available by calling our office. Gift Certificates are valid for a period of 6 months from the date of purchase. The entire gift certificate must be applied to a reservation that begins and ends prior to the expiration date. Gift certificates can’t be extended for any reason or redeemed for cash. Any unused portion of the gift certificate will be forfeited if not applied to a reservation. Unless noted, the gift certificate can’t be used for specialty items. If a reservation has used a gift certificate as payment the gift certificate will be forfeited in the event of a change or cancellation.
LOST AND FOUND
All Wimberley Lodging and our Property Owners are not responsible for items left behind after your rental. If we can locate an item we will return it to you subject to a $25.00 service charge plus shipping fees. We may not ship items for up to 2 weeks. Any item left in a property and not claimed within 60 days will be donated to Goodwill.
REFUNDABLE SECURITY DEPOSITS
Some Property Owners require a security deposit for their property. This deposit will be returned to your credit card approximately 10 days after departure less any charges created by Tenant or Tenant’s Guests use of the property (additional guests, pets, damage, excessive cleaning, etc.).
FEES AND COSTS
Tenant agrees to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred enforcing this agreement.
CONDITIONS AND USE OF PROPERTY
All Wimberley Lodging makes every effort to ensure property descriptions are accurate. Sometimes Property Owners make changes we are not aware of. Also, there may be times a property becomes unavailable without notice. We will make every effort to move you to a different accommodation. All Wimberley Lodging is not responsible for the maintenance, care or cleaning of the accommodations. These properties are privately owned and are the responsibility of the Property Owners.
Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause immediate termination of this agreement with no refund of rents or deposits.
The Property Owners make every effort to maintain, have the accommodations very clean, and have all mechanical items in top working condition. Sometimes mechanical problems occur (i.e. hot tub, pool, etc.). No refunds can be given for mechanical failures.
Cable TV and internet access are provided as a convenience only and are not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to television availability or internet service.
For safety reasons, candles are not permitted at any property.
This accommodation may include access to any or all of the following: balconies, decking, rivers, creeks, other waterways, pool, hot tub or rough terrain. The property is provided in “as is” condition. Tenant acknowledges that use of amenities such as hot tubs, pools and decks can be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at Tenant and Tenant’s Guests own risk. Tenant shall use the property for residential purposes only and in a careful common sense manner to prevent any damage or loss to the property and keep the property in clean and sanitary condition at all times. If the home being rented is a river or creek property, the Tenants must enter and exit the river from the property being rented. Due to privacy issues and safety, Tenants are not permitted on the neighboring properties.
LIABILITY
Tenant and Tenant’s Guests shall hereby indemnify and hold harmless the Property Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenant expressly recognizes that any insurance for property damage or loss which the Property Owner may maintain on the property does not cover the personal property of Tenant or Tenant’s Guests, and that Tenant should purchase their own insurance if such coverage is desired.
By signing this agreement, Tenant acknowledges that he/she has informed all other guests/invitees of the terms of this agreement and that all have consented to be bound thereby. Adults are responsible for the safe conduct of all children on the property and shall take all appropriate measures to assure their safety. Use of the property and anything on it shall be in its “AS IS, WHERE IS” condition and “WITH ALL ITS FAULTS,” and without any representations or warrant, expressed or implied.
By making a reservation with All Wimberley Lodging you agree to all the terms of this agreement and to charges charged to my credit card by All Wimberley Lodging.
