Eastern Acres is a private 2.5 acre property full of modern charm and artistic flair. The main home features a spacious living area with colorful designer tile, 2 bedrooms and a bath. For groups of 6 we'll provide access to the separate guest cottage with an additional queen bed and bath*. The huge backyard has a shady covered patio, expansive deck, hot tub, charcoal grill, play scape and fire ring, all surrounded by gorgeous trees and only a mile from downtown Wimberley.
This Hill Country vacation home has numerous features that make it stand out from the crowd, but our favorite is the super private and expansive yard surrounded by shady live oaks. Spend your day tossing bean bags and grilling steaks, and then your evening sitting in the hot tub under the romantic string lights and starry Texas sky. Another top feature is our speedy, reliable cable WiFi, which is a rare find in our rural area, and there's a built-in work area for telecommuters. Inside you'll find cool designer touches, modern furnishings and unique decor. The kitchen is fully stocked with cookware, dishes, utensils and coffee beans from our local roaster. The living room has a large smart tv, cozy fireplace and ample seating. The master bedroom has a king bed and the second bedroom has two twins and one trundle. The bathroom has a combo tub/shower, making it great for families along with the available pack ‘n’ play and high chair. We are also pet-friendly for a $50/pet fee.
The separate guest cottage is only made available to groups of 6 and adds a third bedroom and second bathroom to the mix. The additional cost to add the cottage to your reservation will be automatically added for groups of 6, so if you're a smaller group that would like access to the guest cottage, then go ahead and book for 6. For two couples vacationing together, adding the guest cottage is a nice way to maintain bedroom and bathroom privacy while enjoying the lovely shared spaces together.
We do not provide charcoal or firewood, but both are sold at local grocery and convenience stores.
*Note that the guest cottage is only available to groups of 6. For smaller groups the guest cottage will remain empty; it is not rented separately.

Cancellation Policy
CANCELLING, RESCHEDULING, CHANGING RESERVATIONS
Your booking deposit is non–refundable.
Additions, changes or cancellations must be in writing via email to reservations@texashillcountryreservations.com.
Any change to a reservation is considered a cancellation and may be subject to cancellation policies.
Any change to your reservation will incur a $25.00 change fee.
You are welcome to add guests, pets, and additional nights subject to property rules and capacity and payment of any additional charges.
Any reduction in the length of stay, number of guests or pets, within 30 days of arrival is non–refundable.
Failure to locate the property, appearance of the property, and access to the property, are not grounds for refund or cancellation.
Within 30 days of arrival the reservation is non refundable unless we can get the property re –booked.
If we can re –book the property for the dates originally reserved, All Wimberley Lodging will refund the amount of the reservation less the booking deposit.
Within 30 days of arrival you may not switch properties unless we can re–book the original property.
Within 30 days of arrival you may not change reservation dates or term of reservation unless we can re–book the original dates.
There are no refunds due to shortened stays or ruined expectations because of weather conditions.
Specialty packages are non–refundable if cancelled within 48 hours of arrival. Massages are non–refundable if cancelled within 7 days of arrival.
CANCELLATIONS WITHIN 24 HOURS OF ARRIVAL ARE 100% NON-REFUNDABLE.

MAKING A RESERVATION
You must be of legal age to make this reservation and agreement (25).
You are the sole point of contact for this reservation.
You agree that all information is true and accurate.
You agree to pay for all services, fees, and taxes.
You agree that you verified the accuracy of your arrival and departure dates.
You agree to the cancellation and liability policy.
Upon making a reservation you will be charged a $100.00 NON–REFUNDABLE BOOKING DEPOSIT that is applied to your balance.
Final payment is due within 30 days of arrival.
If your arrival date is within 30 days of the date you make your reservation, full payment is due at the time of booking.
REFUNDABLE SECURITY DEPOSITS
Some Property Owners require a security deposit for their property. This deposit will be returned to your credit card approximately 10 days after departure less any charges created by Tenant or Tenant's Guests use of the property (additional guests, pets, damage, excessive cleaning, etc.).
Rate varies due to seasonality and holidays.
